Hello

We do not have to guarantee any rental income because on assured shorthold tenancies minimum 6 months the landlord has to give 2 months notice at the end of the tenancy and the tenant/s 1 months notice.

Once we receive notice from the tenant/s the property is placed on the market which gives us 1 month to re-let the property which is plenty of time.

It is important to be confident with the agent you are using initially as if the rental procedure is followed correctly ie credit check, employers reference, previous landlord reference, proof of income, guarantor UK resident and in full time employment, there should be no need to worry to much about rental arrears.
